Thermae 100 Membership Terms

Before you sign, here's the plain-English shape of what you're buying.

One payment

NZD $3,000, paid once, for twelve months of daily founder access from the day Thermae opens.

A session a day

One session a day, every day — choose your window. First light 07:00–09:00, reset 11:00–14:00, late night 21:00–23:00. Just book each visit so we can hold your place.

Two week change of mind

You have fourteen days from purchase to change your mind for a full refund. After that, the buy-in is non-refundable.

After your twelve months

Your founder term doesn't auto-renew and nothing is charged at the end of it. We may offer you the option to continue on an ongoing membership — price and terms confirmed at the time.

In case of delays

If we're delayed, your twelve months still starts the day Thermae opens. Your place is held.

Personal, not transferable

Your membership is yours. Guests are welcome at standard rates.

These terms govern your purchase and use of a Thermae100 founder membership at Thermae (the "Membership"). By purchasing a Membership you agree to these terms. The Membership is offered by Aluume Unit Trust (NZBN 9429052889721), trading as Aluume ("we", "us", "Aluume").

1. 1. The offer

   The Membership is a founder-tier subscription granting access to Thermae, a floating sauna and cold plunge facility at Frankton Marina, Queenstown. One hundred Memberships are being offered. Once sold, the founder cohort is closed and no further founder Memberships will be issued.

2. 2. Buy-in

   The buy-in is NZD $3,000, paid in full at purchase. This is the full amount payable for your founder Membership; no online booking fee is added to the buy-in. All prices are in New Zealand Dollars and include GST. The buy-in is paid once and is non-recurring.

3. 3. Term

   Your founder term runs for twelve consecutive months, starting on the day Thermae opens to founders. If Thermae's opening is delayed beyond Q4 2026, your twelve months still starts on the actual opening day; we will keep you informed of the opening date.

4. 4. Founder access — three windows

   During the founder term you may book one session per day, every day, using the communal sauna, steam room and lake-plunge facilities at Thermae, in whichever of the three daily windows you choose: first light, 07:00–09:00; reset, 11:00–14:00; late night, 21:00–23:00. Windows may vary by up to thirty minutes for operational reasons (cleaning, maintenance, weather). Access within each window is subject to capacity, and every visit must be booked in advance; your one founder session a day is included in your Membership at no additional cost. Any additional session on the same day, or any visit outside these windows, is at the prevailing public rate and attracts the standard 2% online booking fee; founders receive priority on every booking window.

5. 5. What's included

   The Membership includes towels, robes, RAAD bathroom amenity, and Dyson hair tools, at no additional cost. Private sauna bookings, food, beverages, and any optional extras are not included.

6. 6. After the founder term

   Your founder term ends twelve months after Thermae opens to founders. It does not renew automatically, and no payment is taken at the end of it. Before your founder term ends we may offer you the option to continue on an ongoing membership. Whether an offer is made, and its price and terms, are at Aluume's discretion and will be confirmed to you in writing at that time. If you accept an offer, the terms of that offer govern the ongoing membership. If no offer is made, or you choose not to take it up, your Membership ends at the close of the founder term.

7. 7. Cooling-off and refunds

   You may cancel your Membership for any reason within fourteen days of purchase and receive a full refund of the buy-in. After fourteen days, the buy-in is non-refundable. If we fail to open Thermae and do not offer a confirmed opening date within twelve months of your purchase, you may cancel and receive a full refund of the buy-in. Nothing in these terms limits your rights under the Consumer Guarantees Act 1993 or the Fair Trading Act 1986.

8. 8. Non-transferable

   The Membership is personal to you and is not transferable, assignable or shareable. We may verify identity on entry. On your first visit we will take a photograph of you as part of setting up your member profile; it is used solely to confirm your identity on entry, is held securely, and is handled in accordance with clause 14 (Privacy). Guests are welcome at the prevailing public rate; private sauna bookings hold up to six guests.

9. 9. Founder events and benefits

   Founders are entitled to a pre-opening preview night during the founder term. Founders also receive a right of first refusal on future Aluume programmes (including but not limited to new sauna products, expansions, and new locations) on terms to be set at the relevant time.

10. 10. Health, safety and conduct

    Sauna and cold plunge use carries inherent health risks. You confirm that you are physically capable of participating and have sought medical advice if uncertain. You agree to follow the facility rules, staff direction, and any age or capacity limits in force at the time. We may refuse or suspend access where conduct, intoxication, or non-compliance with safety rules requires.

11. 11. Operational changes

    We may close the facility temporarily for cleaning, maintenance, private events, severe weather, or other operational reasons. Where a closure exceeds seven consecutive days within your founder term, we will extend your term by the equivalent number of days.

12. 12. Liability

    To the maximum extent permitted by law, our liability for any loss or damage arising out of the Membership is limited to the buy-in paid. We are not liable for indirect, consequential, or special losses. Nothing in this clause limits liability that cannot lawfully be excluded, including under the Consumer Guarantees Act.

13. 13. Changes to these terms

    We may update these terms from time to time. Material changes affecting your founder term will be notified to you in writing at least thirty days in advance. Continued use of the Membership after the notice period constitutes acceptance.

14. 14. Privacy

    We collect and hold your personal information — including a photograph taken on your first visit — to administer your Membership, confirm your identity on entry, communicate with you, and meet our legal obligations. Your member photograph is held securely and used only to confirm your identity on entry. We will not sell your information. Our privacy practices comply with the Privacy Act 2020. You may request access to or correction of your information at any time.

15. 15. Governing law

    These terms are governed by the laws of New Zealand. The parties submit to the exclusive jurisdiction of the courts of New Zealand.
